What Is Condo Insurance?

In North Dakota, condo insurance is similar to a traditional homeowners policy without some of the key components, since you don't own a single-family residence. Here is what it covers:

  • Condo insurance: Also known as an HO6 policy, this covers losses that involve fire, theft, vandalism, property damage, and liability. It differs from a traditional homeowners policy (an HO3 or HO5) because it won't cover the outside structure itself, which is owned by the Homeowners Association (HOA). Any damage or claim filed against the outside structure would be reported on the HOA's master insurance policy.

What Does Condo Insurance Cover?

The outside structure of a North Dakota condo unit will be the responsibility of the HOA. However, your condo insurance policy will provide protection for the following:

  • Condo liability coverage: This can help pay for costs associated with injuries or property damage that a third party, such as a guest or delivery person,  experiences while in your condo. It can also help pay your costs if you face a lawsuit as a result of those injuries or that property damage.
  • Condo contents coverage: Also called personal property coverage, this can help pay to repair or replace your belongings if fire, severe weather, theft, vandalism or any other covered event damages or destroys them.

Your condo insurance will not come with flood coverage. A separate flood policy is required for all homeowners, whatever the type, in order to have protection against flood damage.

How Much Does Condo Insurance Cost?

Each North Dakota condo insurance policy will cost a different premium. Costs depend on your individual risk factors, including:

  • Claims history
  • Square footage
  • Content value
  • Personal property

A good rule of thumb is to obtain several quotes from an independent insurance agent for the most competitive prices. Premiums typically fall between $200 and $800 for condo insurance on average.
