When you're shopping for the perfect condo insurance policy, you'll have some options. Condo insurance helps protect you against risks on or to your property. However, it's not the same as a traditional homeowners policy, and should be reviewed with an expert.

A Pennsylvania independent insurance agent can assist in finding coverage that suits your individual needs. They work with multiple carriers at once, freeing up your time and giving you the best policy comparisons in town. Connect with a local adviser to get started for free.

What Is Condo Insurance?

Pennsylvania condo insurance, also referred to as an HO6 policy, is a type of homeowners insurance but for condo unit owners. Coverage works a bit differently than your standard single-family dwelling. Here's what it covers:

  • Condo insurance: Pays for losses that involve fire, theft, vandalism, property damage, and liability claims. Unlike your traditional homeowners policy (an HO3 or HO5), a condo policy doesn't pay for losses occurring to the outside of the structure itself. Instead, any claim filed against the outside structure would be reported on the homeowners association (HOA) master insurance policy.

What Does Condo Insurance Cover?

Your Pennsylvania condo insurance policy will come with automatic coverages that are adjusted according to your needs and budget. The typical coverages are as follows:

  • Liability coverage: This coverage is similar to other homeowners policies and pays for injuries or property damage of a third party that they may experience while on your property. This includes any lawsuits that may arise from said claim.
  • Contents coverage: Also known as property damage coverage, and it can help pay to repair or replace your belongings in the event of a fire, severe weather, theft, vandalism, or any other covered loss that damages or destroys your items.

Unfortunately, your condo insurance will not come with flood protection. This means you'll need to obtain a separate flood insurance policy in order to have coverage for flood damage.

How Much Does Condo Insurance Cost?

In Pennsylvania, several different risk factors will affect your condo insurance premiums. Among them are the following items carriers look at when rating your coverage:

  • Claims history
  • Square footage
  • Personal property
  • Content value
  • Insurance score

Although your condo insurance rates will be individualized, a good rule of thumb is to plan for it costing between $200 and $800 annually.
